Congratulations
to Karen Smoltz for earning the “Rookie of
the Year” award from Keller Williams Realty
North Fulton office for 2008. This
prestigious award recognizes the highest
Gross Commission Income (GCI) earned for the
first twelve months an agent is in
business. Karen outpaced the competition by
earning almost double the GCI than the next
closest agent in the running. “It has been
exciting to watch the growth of Karen’s
business and the development of a
professional leader in our company” said
Scott DeRuiter Team Leader and Managing
Broker. In addition to the sales success,
Smoltz has been appointed to the Agent
Leadership Council (ALC) a highly respected
agent leadership position for the office.
Karen is currently serving as the Chair of
the Productivity Committee. “What better
person to head our productivity committee
than our rookie of the year!”

Buyer / Seller
We have worked with Karen on
both selling and buying properties, and have
found her professionalism and dedication to
helping her clients to be
unparalleled. Working with someone like
Karen who understands our needs, as well as
the ever-changing market has allowed us to
find buyers and sellers when other real
estate professionals could not. We highly
recommend Karen and will certainly continue
to work with her in the future.

Mortgage / Lender
My name
is Gary Welch and I assisted the buyers with the
mortgage financing on the recent sale of your
residence. In seventeen years of working in this
industry, seldom have I seen one agent, Karen
Smoltz, give so much effort behind the scenes to
ensure a listing gets shown, go under contract and
finally close. Karen over communicated to parties on
multiple issues to keep dialogue and financing on
track. Her service was not only world class but
perpetual. She was the catalyst for progress. And
finally she did it all with a smile, a true
professional!
While many real estate professionals have
shut down for the year, she worked most of
the Sunday between Christmas and New Year’s
contacting her broker and me about the
contract offer on your home. In these
residential lending times with loan amounts
over $417,000 also known as jumbo financing
or non-conforming loans, lenders have never
seen such split second change, tightened
guidelines and required more money down.
For a good listing agent to question
the financing terms received in a contract
offer would be expected but what Karen did
was rare. She literally redirected the
client’s actions and decisions based on her
verbiage in the counter-offers, which is a
golden technique I seldom see.
Under all the circumstances, market
conditions and holiday travel she landed the
contract and closed the transaction.
Congratulations on selling your home and
selecting the right real estate consultant
to oversee the entire event.

Client
Karen, Once again, thank you for all the
excellent service and support through the
home sales process. Good marketing, great
follow-up, and excellent closing--no doubt
our best one yet! You did a very nice job
letting us call some shots where we wanted
to and taking over completely when
necessary. Your work with the buyers and
your connections and work on the financing
side was incredibly important in this
uncertain and tough time--they buyer may not
have come up with it on their own.
It's a very tough market out there, and
there aren't many houses moving in any price
range--so to complete the sale right now is
a great accomplishment.
Congratulations again on your sale, and
thanks to you and your team!
Keith
Friend
My testimony
is going to be a little bit different, because I
want you to know about the person Karen Smoltz is. I
have known Karen for 15 years and you couldn’t find
a better friend. I am glad she chose to get into
real estate because we need more people like Karen.
She will give you 110% of her energy and knowledge.
If you choose Karen to work for you, you will feel
like you have made an immediate friend. This being
said, I hope you will give her the responsibility of
taking care of your real estate needs. Mike
